Hoe passen vernieuwingen daarvoor óók nog in ons onderhoudsplan? Kom voor dit en meer langs bij het VvE-café! Het VvE-café wordt verschillende keren per jaar georganiseerd. Op 23 oktober was het VvE-café in onze wijk bij ‘t Trefpunt. Koffie, thee en koekjes stonden al klaar. In een kleine groep werd gesproken over de situaties waar de aanwezige VvE’s in zaten. Er was veel herkenning en soms ook verrassing. Dit is ook een van de doelen van het café: leren van elkaar. Dat kwam volop aan de orde.
Duurzaam Leiden en gemeente
Het VvE-café wordt georganiseerd door Duurzaam Leiden, een coöperatie van Leidenaren die hun stadgenoten willen helpen om hun huizen te verduurzamen. Zij hebben zelf allerlei kennis en kennen de verschillende loketten, instanties en experts. Hun begeleiding gaf de avond meerwaarde. ‘Wat neem je mee?’ vroegen ze bijvoorbeeld aan het eind, wat stimuleerde om na deze avond ook echt aan de slag te gaan. De gemeente financiert de avonden.
Knelpunten
In ‘t Trefpunt kwamen verschillende knelpunten naar voren, zoals dat verschillende eigenaren binnen de VvE verschillende belangen hebben. Omdat vaak alleen voor het eigen belang wordt gekozen, wordt verandering regelmatig tegengehouden. Een ander knelpunt is dat uitbesteden van werkzaamheden wel makkelijk is, maar dat het ook maakt dat alleen het minimale wordt gedaan en juist vernieuwingen en verduurzaming uitblijven. Ook komt aan bod hoe belangrijk èn moeilijk het soms is om een bestuur van bewoners te hebben en te houden.
Inzichten
Belangrijke inzichten kwamen ook langs. ‘Let er op dat je jezelf moet helpen. In grote steden zijn adviseurs beschikbaar, in Leiden niet en de woningen moeten wel aangepast worden als we van het gas af gaan’ en ‘begin niet met dat ene specifieke punt dat jij wilt veranderen, maar zoek eerst uit wat veel mensen willen. Al is dat iets heel anders of kleins, dat geeft een gezamenlijke basis, van daaruit kun je groeien.’ Een leuke omkering die ik nog hoorde: ‘Ik hoor veel over de nadelen, maar je kunt een VvE ook als een luxe zien: je kunt je een beetje gedragen als huurder, waarbij veel voor je wordt gedaan.’ Rond 22.00 uur werd het centrale gesprek afgesloten. Voor wie nog wilde blijven was er wijn. ‘Het is niet voor niets een VvE-café!’ Het was een gezellige en leerzame avond. Van harte aanbevolen dus!

Homeowners' Associations and maintenance: there's quite a bit involved! Together we determine the monthly contribution, the reserve, and basic maintenance. Oh yes, and energy prices have risen sharply and the heating transition is coming: how do these renovations fit into our maintenance plan? Come along to the Homeowners' Association Café for all this and more! The Homeowners' Association Café is organized several times a year. On October 23rd, the Homeowners' Association Café was held in our neighborhood at 't Trefpunt. Coffee, tea, and cookies were already waiting. A small group discussed the situations the present Homeowners' Associations were facing. There was a lot of recognition and sometimes even surprise. This is also one of the goals of the Café: learning from each other. This was discussed extensively.
Sustainable Leiden and the municipality
The Homeowners' Association Café is organized by Duurzaam Leiden, a cooperative of Leiden residents who want to help their fellow citizens make their homes more sustainable. They possess a wide range of expertise and are familiar with the various support services, agencies, and experts. Their guidance added value to the evening. "What will you bring with you?" they asked at the end, for example, which encouraged them to actually get started after the evening. The municipality funds the evenings.
Obstacles
Several obstacles emerged at 't Trefpunt, such as the fact that different owners within the homeowners' association have different interests. Because only their own interests are often prioritized, change is regularly blocked. Another obstacle is that outsourcing work is easy, but it also results in only the bare minimum being done, and innovation and sustainability efforts are often not implemented. The importance and sometimes the difficulty of having and maintaining a residents' board were also discussed.
Insights
Important insights were also discussed. "Remember that you have to help yourself." In larger cities, advisors are available, but not in Leiden, and the homes will certainly need to be adapted if we're going off gas. And "don't start with that one specific thing you want to change, but first find out what many people want. Even if it's something completely different or small, that provides a common foundation, and from there you can grow." A nice reversal I heard: "I hear a lot about the disadvantages, but you can also see a homeowners' association (VvE) as a luxury: you can behave a bit like a tenant, and a lot is done for you." The main discussion concluded around 10:00 PM. Wine was available for those who wanted to stay. "It's called a VvE café for a reason!" It was a pleasant and informative evening. Highly recommended!
